  • What are your scope of work?
    We are primarily an ' Architectural / Interior Design Consultancy / Design Firm' . that includes the following but not limited to: 1- Schematic Design - the initial design process, clear and concise that meets the requirements of the project owner. (layout & 3D views) 2- Submissions - Compliance of law/building process Our team handles preparation of Submission drawings in accordance to respective local authorities involved. *Duration of approval depends solely at the discretion of the Local Authority*. In many cases, this involves the compulsory Certificate of Completion & Compliance (CCC) upon completion of said project. 3- Tendering Phase (Costings) - detailed design process, this process is more about coordination amongst all consultants/specialists appointed, to reach a level of drawings/design that is both ready to be tendered out. Said drawings shall be tendered out (open/closed) as part of the contractor selection process. 4- Building Stage - Our team prepares the necessary drawings and details for the purpose of Construction.   • What are your Firm's Certifications?
    We are a registered Architectural Consultancy Practice under Board of Architects Malaysia (Lembaga Arkitek Malaysia). Registration code: SP/A 221 Our principal Ar.   • Work references & Experience?
    Our recent completed work includes Kay's Steak & Lobster (Putra Heights), Z House in SS14 Subang, and NanoStix Lounge in TREC, KL.   • What's your fee structure and what can I expect in costs?
    As a rule of thumb- our fees are quoted on the basis of minimum of 10% from the total Construction/Project costs. *However, it is important to note different complexity of projects carry different weightage and this results in varying fees. * Depending on your project's complexity, the estimated construction costs (architectural) may vary from RM300/sqft to RM600/sqft (excluding ultra high end/luxury builds) Submit your requests for formal fee proposal @ : https://www.syarawi.com/costs *We have also included a calculator for quick reference. Our fees are subjected to a minimum of RM40,000.00.
  • What will you show along the way to explain the project?
    Depending on the nature of the project, all designs & design changes (if any) will be shown in the form of 2d layout drawings & 3D views (if applicable). although we are not the "site supervisor", adequate "site meeting report" will be prepared upon each Site Inspection conducted by us.
  • How much time do I need to commit, and when?
    If you're coming in as a client? from the get-go ! We cherish our design dialogues with our clients to better understand their requirements/needs. The conversations are commonly heavy in the beginning , with meetings once or twice weekly, until the design is confirmed. Further communications will be spread out across Design Development/ Submissions/ Tender ? Construction - Usually once a month meetings + occasional communication via whatsapp/telegram
  • What’s your role with the contractor? / What role do you play during the construction stage?
    if appointed, we will be the Contract Manager , where we are legally obligated by law to be impartial to both client and contractor, a quasi arbitrator. Our scope includes some or all of the following: - periodical inspection of works on site , - analyze and prepare the "Certificate of payment" to safeguard and ensure clients to only pay whats due - Analyze and instruct contractors of any design changes and obtain cost/time implications from contractors to be approved by client prior to works. - final inspection and issuance of Certificate of Completion upon successful execution of works based on contract by the contractor In a nutshell, we do not take sides nor do we accept any 'favors' from contractors, this is crucial to ensure fair execution of the Contract of Works on site *It's important to note that we are not Contractors ourselves;.
  • Who’s on my team?
    Depending on the project's complexity and scope, we may collaborate with other consultants or specialists to ensure a seamless and successful execution. These collaborations can include structural engineers, electrical engineers, landscape architects, interior designers, and other professionals with expertise in specific areas. The collaborators above shall be appointed directly by the Client, excluded from our fees. in SYARAWI : Ar.Azlan Syarawi will be heavily involved in the design stage, including an project Architect/ Designer will be appointed as the Point of Contact for said project. we are supported by a team of varying skills and expertise , personnel may vary in accordance to project complexity
